Applying For A Property

PLEASE READ THESE GENERAL CONDITIONS BEFORE APPLYING FOR A PROPERTY

Sorry !! No pets are accepted. Small caged animals except dogs may be considered by the landlord.

You must be able to sign up for the tenancy within 1 - 10 days maximum if you are accepted.

Single or groups of UNEMPLOYED tenants under 35 without children are not accepted by landlords.

All tenancy’s are for a minimum 6 months with the tenant responsible for the full 6 month or extended tenancy. One months notice is required should you wish to leave at the end of the 6 months.

Once you have moved in to a property the bond is returned in full only at the end of the tenancy provided that the tenant has : - stayed a minimum of 6 months, given 1 months notice to leave the property, left the property in the same condition as when the tenant moved in undamaged, clear of tenants effects and clean inside and out and also complied with all terms of the tenancy agreement.

An application form is required to be filled out by each adult applying for a property. Once the application form and documents are received it normally takes a maximum 5 working days to give you an answer if you have been accepted or not. Homelets & Sales do not have to give any reason why a tenant may be declined for a property.

 

REFERENCES

References in general are required to include :-

Credit check where you must be listed on the voters roll for at least 5 years and have no county court judgements ( CCJ`S) Please let us know if you have any CCJ`s before applying for a property.

Documents you need to provide :-

3 Months Bank Statements

3 Month Wage Slips (if applicable)

Proof of current address i.e. 2 x Utility Bills etc

ID (Driving Licence/Passport)

If a guarantor is required they will also need to produce the above documentation

LOW INCOME / BENEFITS TENANTS :- A guarantor is required who is a member of your family and is working full time, has no county court judgements and is a homeowner. You must also pass the general reference checks as above. If you pass the reference checks and provided the landlord accepts you, we will arrange for you to move in.

WORKING TENANTS :- You must be working full time 37 hours a week and not be relying on benefits for your sole income or rental payment otherwise you will be classed as a low income / benefits tenant. You must pass the general reference checks as above. If you pass the reference check and provided the landlord accepts you, we will arrange for you to move in.

STUDENT TENANTS :- Are accepted on most properties and will classed as a working tenant.

PAYMENTS – If you are accepted the bond ( deposit ) and 1st months rent is then paid into our bank before signing all legal documentation to include the tenancy agreement.

Future rent is then due the following month, monthly in advance on the 1st day of each month ( which you will be responsible for paying regardless of any claim for benefits if you are unemployed). Future rents will then be paid by standing order on the 1st of each month month.
